Scott Ferrell, Founding Partner of Kawonu Golf Club, has been in the golf industry for almost 40 years, which eventually led him to Greenville, S.C. He knew that a private club hadn’t opened in the area in over 30 years and started looking into land to open a private, golf-only club.

After one piece of land fell through, Ferrell says the current land fell into his lap and he immediately got started by partnering with Barton Tuck who has developed other golf courses over the years.

Now, two years into the construction of the project, the club has a little over a year until its grand opening.

Kawonu Golf Club is a private, golf-only club currently under construction near Greenville, South Carolina. The site features rolling meadows, hardwood forests and lakefront vistas. “This property offers something truly special – a natural canvas with character, movement and soul,” said Green. “We are creating something timeless. A course that’s at once familiar yet entirely new. The goal is to create a layout that surprises, challenges and inspires players every time they step onto the first tee while remaining true to the land’s natural character and unique sense of place.”

Kawonu will have a clubhouse, overnight accommodation, a Founder’s Village located between the ninth and thirteenth holes, a Founder’s Fish House restaurant as well as indoor and outdoor spaces. Architect Joel Newman of Thomas and Denzinger, who has portfolio including Ohoopee Match Club, will design the clubhouse, lodging, training center and comfort stations.

“Kawonu is about more than the game,” said Ferrell. “We’re creating a place where golf serves as both an escape and a return to what matters most. Kawonu Golf Club Blends Championship Golf with Captivating Views

Andrew Green says the first time he stepped foot on the land that will one day be the members-only Kawonu Golf Club, he knew.

“For me, the magic of golf is when the ground is graceful enough to keep your ball from flying all over the place but is challenging enough to require you to take a few risks,” Green says. “ Kawonu Golf Club will offer golfers that experience. ”

But it’s more than a golfer’s eye that Green brings to the table. He’s also the renowned golf course architect behind the 7,300-yard championship course that will soon break ground ahead of an expected 2027 completion date.

“This is a very, very special piece of ground,” Green says. “The first time we visited, the first thing I noticed is that you access it on the higher edge of the entire property, which will allow for commanding views of the entire course for the golfers.”

The ground he’s referring to is about 300 acres of pristine landscape bordered by the Reedy River and Fork Shoals Road in Simpsonville. Within those 300 acres are five small lakes that in recent generations have been popular with duck hunters and will soon be the centerpiece of the Kawonu golfing experience. “Kawonu is the Cherokee word for ‘duck,’” he says.

Beyond the lakes, the course will offer golfers a challenging yet enjoyable experience.

Challenging, Enjoyable Kawonu Golf Club Experience

“This course will present an epic journey through the landscape, and create shots that are unique to the ground,” says the course’s architect. “Each green will shape the strategy of the hole itself, because a great golfing experience tends to work backward from the putting surface to the fairway, to the tee. It will be very fun and engaging.”

The back tees will play more than 7,300 yards on the 18-hole course , but golfers will have four other sets to choose from. “The shortest version of the course plays about 5,000 yards,” he says. “So, there will be a variety of experiences to choose from.”

Another winsome aspect of the course will be a natural sense of community as golfers navigate the layout. “We’re keeping the distances between tee boxes and greens closer together, because it fosters an ability to walk the course and still enjoy it,” Green explains. “Players will not only be able to see where they’ve just played, but where they’re about to play, which is valuable. And it will give groups plenty of opportunity to interact.”

Restoration specialist Andrew Green has begun making inroads with his original design. Next up for Green is Kawonu Golf Club in Simpsonville, South Carolina, which is slated to break ground within trst few months of 2025. Located approximately 30 minutes southeast of Greenville , Kawonu will be the first private, golf-only club to debut in the region in more than three decades.

The development is spearheaded by industry veterans Scott Ferrell and Barton Tuck . Ferrell has vast experience with Gary Player Design , the PGA Tour and TPC properties, while Tuck has been involved in the building, management and ownership of more than 60 golf courses in the southeastern U.S., among them Forest Creek in Pinehurst, North Carolina.

"It’s a stunning piece of ground," Green told the Greenville Journal during a September 2024 visit.

"At the forefront of our mind is to enhance and amplify it, not to destroy. It is such a magical place. There is so much that’s already inherently here that we can draw from. The principles that have guided the best golf in the United States are in place here. The idea is that we utilize the ground really well. We find unique ways to play over, around, across it. Those are critical."

Ferrell, who set up nearly 100 course design contracts worldwide on behalf of Gary Player Design, knows a great site when he sees it.

"Somebody said earlier it’s like nature’s already moved the dirt for us, and that’s a nice way to put it," he said. "It’s a tremendous site with tons of variety. It’s just really tailor-made for a championship golf course . We’re creating an enclave that will add a unique concept to the golf landscape of the Upstate. Local members will not have to travel to 'get away' and national members will not only enjoy the relaxed club environment but take in the wonderful town of Greenville ."

Kawonu is graced with a remarkable array of natural features, including breathtaking topography, majestic hardwoods, striking rock outcroppings, and a series of serene lakes scattered across the property. These lakes, serving as sanctuaries for waterfowl, enhance the natural aesthetic and provide a tranquil yet dynamic element to the landscape.

Each lake contributes to the golf journey in unique and memorable ways. The opening tee shot is framed by water views that guide the hole around a gentle curve in the terrain, creating a visually stunning but forgiving start. The third green is perched above the property’s largest lake, which also lines the right side of the fifth hole and provides a picturesque backdrop to the dramatic par-5 ninth green.

Water views accentuate key moments, like the tee shots on the 12th and 18th holes, adding dimension without overly influencing play. Finally, the 16th hole's approach skirts the edge of the last lake, completing a course defined by its harmonious integration with nature.

Construction of Kawonu Golf Club in Simpsonville, South Carolina, will begin in early 2025. It will be the first new private club in the Greenville area for more than 30 years and will include a golf course designed by Andrew Green.

Many golf architecture fans first became familiar with the name of Andrew Green only in 2023, during the PGA Championship at newly renovated Oak Hill, or later that same fall, when Atlanta's East Lake shut down following the Tour Championship to embark upon a Green renovation of its own.

At first glance, it seemed surprising that someone outside the triumvirate of Tom Doak, Coore-Crenshaw or Gil Hanse had managed to land such plum assignments - in the new millennium, these men and their firms have dominated the headlines of classic course restoration - but these are only some of Green's most high-profile gigs. The 46-year-old Virginian had already amassed a sizable body of work, minus the tournament hoopla, at Golden Age lodestars like Inverness in northwest Ohio, Congressional in suburban D.C., and Rhode Island's Wannamoisett, venerated host of the Northeast Amateur. The architect has also guided refurbishments at a trio of Philadelphia clubs - Huntingdon Valley and Philmont (both William Flynn designs) and Whitemarsh Valley (George Thomas). Along with East Lake, he's worked at Donald Ross-pedigreed clubs, including Scioto in Ohio and Interlachen in the Twin Cities. He's taken on modern courses by Tom Fazio and Robert Von Hagge, and soon his team will break ground on the principal's first original design - in the serendipitously named South Carolina community of Greenville.

As someone who has spent decades immersed in the world of golf and high-end golf course development, I’ve been fascinated to see the resurgence of golf-only clubs. These exclusive spaces, focused solely on the game, are making a strong comeback, offering something uniquely pure and deeply connected to the roots of golf.

What Is a Golf-Only Club?

When people think of private golf clubs, they often picture full-service facilities that include tennis courts, swimming pools, banquet halls, and an extensive food and beverage operation. At their core, though, these clubs have always revolved around the golf course, which serves as the anchor and main attraction.

A golf-only club takes that concept and distills it down to its essence. There are no tennis courts, no pools, no large-scale catering operations—just golf. It’s a singular focus on the game itself, and for many golfers, that’s exactly what they’re looking for.

Golf’s Historical Roots

To understand the appeal of golf-only clubs, you have to go back to where it all began: Scotland, the birthplace of golf. The Royal and Ancient Golf Club at St. Andrews is perhaps the purest example of this concept. Founded nearly two centuries ago, it has always been about the game and nothing else.

That shift made sense for a lot of reasons, but for me, this return to golf-only clubs feels like a throwback to the roots of the game—a focus on the course, the camaraderie, and the experience of playing.

There’s no single reason for the rise of golf-only clubs, but I see it as a combination of practical and emotional factors.

From a business perspective, golf-only clubs make financial sense. In traditional country clubs, amenities like pools and tennis courts are often financial drains. They don’t generate revenue, and the costs of maintaining them are covered by membership dues. By focusing exclusively on the golf course, you remove those financial liabilities while retaining the primary revenue driver.

On the emotional side, golf-only clubs appeal to those who are deeply passionate about the game. Golf has a unique way of getting into your blood, and for many of us, it’s more than just a hobby—it’s a way of life. When people have the means to build or join a golf-only club, it’s often about fulfilling that passion.

COVID-19’s Unexpected Impact

I can’t talk about this trend without mentioning the impact of COVID-19. The pandemic brought a surge of interest to golf. It was one of the few activities people could safely enjoy outdoors, and as a result, the number of players and rounds played skyrocketed. For the first time in years, new golf courses are being built, and existing ones are undergoing significant renovations. COVID didn’t just reignite interest in the game—it redefined its role in many people’s lives.

Designing for the Passionate Golfer

The rise of golf-only clubs is more than just a trend—it’s a reflection of the evolving priorities of golfers. In the past, clubs often relied on celebrity architects or real estate development to attract members. Today, the focus is shifting back to the course itself and the quality of the experience it offers.

Kawonu Golf Club continues to evolve its vision with the announcement of a new architectural partner.

As reported by FOGolf , Kawonu has selected Joel Newman , a partner in Thomas & Denzinger Architects of Beaufort, to design the clubhouse , lodging, training center, and comfort stations.

Newman will work alongside Andrew Green , the course architect, bringing nearly three decades of architectural experience in projects like Chechessee Creek Club (SC), Ohoopee Match Club (GA), and Spring Island Club (SC) to the Kawonu team.

According to the announcement, Newman’s design philosophy—balancing practicality and beauty—aligns closely with Kawonu’s vision of crafting functional, inviting structures that amplify the natural surroundings and support the overall golf experience .

Beaufort architect to help design first private golf club to be built in 30 years

Greenville, SC – December 12, 2024 – The first private golf course to be built in Greenville in over 30 years has added a designer to the project.

Kawonu Golf Club has selected Joel Newman, a partner in Thomas and Denzinger Architects of Beaufort, to design the clubhouse, lodging, training center and comfort stations, according to a news release. Newman joins renowned golf course architect Andrew Green on the team behind Kawonu.

Newman’s portfolio includes projects such as Chechessee Creek Club in South Carolina, the acclaimed Ohoopee Match Club in Georgia, and Spring Island Club in Okatie near Beaufort, among others, the release stated. With nearly three decades of experience, Newman has earned recognition for his innovative designs that blend functionality with the unique character of their settings.

The strategic partnership marks another significant milestone in Kawonu’s development as it moves toward an anticipated construction start in early 2025, the release stated.

The development is led by founding partners Scott Ferrell and Barton Tuck. Among Ferrell’s various roles in the golf industry, he has worked for the PGA Tour, managing marketing for TPC properties, and as president of Gary Player Group. Tuck is serving as development partner due to his experience in real estate, developing new courses and managing golf properties. His GolfSouth company has helped to build and manage more than 60 golf courses in the southeast of America.

The Kawonu club will be built on a 290-acre property that was once home to the Cherokee people, with the name ‘Kawonu’ deriving from the Cherokee word for the ducks that inhabit the ponds and waterways of the property. The natural water features will be incorporated in the course, which will be laid out over rolling pastures and through mature woodlands.

Kawonu will have a clubhouse, overnight accommodation, a Founder’s Village located between the ninth and thirteenth holes, a Founder’s Fish House restaurant as well as indoor and outdoor spaces.

The grand opening is expected to be spring 2027.

SIMPSONVILLE — More than 290 acres of mature woodlands and rolling pastures will soon become an expansive golf course designed by a highly sought-after architect.

Andrew Green, who recently completed a full renovation of East Lake Golf Club, has been tapped to design Kawonu Golf Club — a private golf-only club to be built on the corner of Highway 418 and Fork Shoals Road.

On a recent breezy afternoon in September, Green shared his excitement about the course with a group of reporters. Standing in the midst of an overgrown field, Green said he plans to use the natural topography of the land — with its steep slopes and hidden lakes — to create a golf course that is “supremely unique.”

Greenville County is getting its first invitation-only, private golf club in ~30 years. Located near Simpsonville, Kawonu Golf Club will sit on ~294 acres bordered by the Reedy River, Highway 418, and Fork Shoals Road.

We got a sneak peek of the course and spoke with founding partner Scott Ferrell + architect Andrew Green , who’s a pretty big deal in the golf world.

What’s in a name?

Kawonu is the Cherokee word for “duck,” and after taking a tour of the property, and we noticed there’s no shortage of waterfowl. In fact, a portion of the acreage will be used as a waterfowl sanctuary.

Beyond golf

Ferrell says this is a “private, golf-only club,” meaning it won’t be a country club. However, there will be:

Overnight accommodations

A “low-key” clubhouse

Food + beverage options

Why here?

According to Green, the game of golf is “really defined by the ground on which it’s made.” He tells us there are no real rules to designing a course, but the land it’s built on impacts the way you play.

“We want to enhance and amplify the property, not destroy it,” Green told us.

 What’s different about this course?

The area boasts several lakes, a hilly terrain, and plenty of green (no pun intended). He hopes to “create the most epic journey possible and the course will be totally unique, but the best principles of the game will be here.”

When will the course be done and how can I join?

Construction is set to start early next year, and the course should be complete by early 2027. Membership sales started in May (the club hopes to have ~350), and although the club is invitation-only, you can fill out a membership inquiry form .

Over the last few months the rumor in clubhouses and golf courses around the Upstate has been about a new course being developed in Greenville.

Rumors had the new course being more demanding than the Ocean Course and more exclusive than Augusta National.

The rumors did not set a date for the new course to host a US Open, but if Scott Ferrell had not publicly announced the plans for Kawonu Golf Club in March, plans for a major in the Upstate certainly would have been added to the rumor mill.

“Hopefully our announcement will settle down the rumors,” offered Ferrell.

A long time executive with the Gary Player Golf Group Ferrell moved to the Upstate with the company around 16 years ago.

With Player he managed the development of golf properties for the company all over the world, but a few years back decided Greenville would be home.

“We love Greenville and with my background I wanted to see if we could bring a new course here,” he said.

After a great deal of planning and with some help from noted Greenville golf developer Barton Tuck as an advisor the idea of an exclusive club on the order of Congaree in Ridgeland and Sage Valley in Aiken took hold.

Kawonu Golf Club will be the first new course in the Upstate since The Cliffs at Mountain Park opened,

It will be the first new private club to open in Greenville since Thornblade Club over 30 years ago.

An invitation-only and private golf club on 290 acres of landscape will soon be coming to Simpsonville and only 30 minutes from downtown Greenville, South Carolina.

Kawonu Golf Club, led by Scott Ferrell (who has a background in managing global golf course design) will bring an 18-hole course, clubhouse, practice facilities and four-bedroom cabins. Designing the course is architect Andrew Green.

“We’re creating an enclave that will add a unique concept to the golf landscape of the Upstate,” Ferrell said in a press release. “Local members will not have to travel to ‘get away’ and national members will not only enjoy the relaxed club environment but take in the wonderful town of Greenville.”

The exclusive club aims to “foster a community of passionate golf aficionados” and will cap the number of rounds of golf played to preserve the course’s condition.

Construction is set to begin this year or early next year, with an anticipated opening in spring 2027. This also represents Greenville’s first private club debut in over three decades.

“Our members are going to be golf people who love the game and enjoy the camaraderie that it brings,” Ferrell said. “We have the pieces in place to make Kawonu one of the great clubs of America.”

A championship golf course and private club is planned for southern Greenville County.

Kawonu Golf Club would be built on 290 acres near the intersection of S.C. Highway 418 and Fork Shoals Road, west of Fountain Inn. The property borders the Reedy River.

Construction is expected to begin later this year, with a planned opening date not later than spring 2027.

The team behind the project includes Scott Ferrell and Andrew Green, who have significant experience developing and designing golf courses at the highest level. Ferrell, who lives in the Upstate, spent 15 years at the Gary Player Group managing the golf course design business globally as president of the company. Green is a well-known course architect, and has worked on renovations at championship courses such as Inverness, Oak Hill, Congressional and East Lake.

“We’re creating an enclave that will add a unique concept to the golf landscape of the Upstate,” Ferrell said in a news release. “Local members will not have to travel to ‘get away,’ and national members will not only enjoy the relaxed club environment but take in the wonderful town of Greenville.”

In addition to the 18-hole course, Kawonu is expected to include a clubhouse, practice facilities and four-bedroom cabins. It will not include residences or other athletic facilities such as tennis courts or pools. The focus of the club, according to the release, is on “delivering an unparalleled golf experience amidst a backdrop of natural splendor.”

The private club will be invitation-only. Membership will be capped to limit the number of rounds played and preserve course conditions.

The name of the club is derived from the Cherokee word for duck. It is an homage to the property’s history as a hunting preserve.
